Elliott Development Announces Elliott Towers, Tampa's Proposed Tallest Mixed-Use Development

Pre-Development Project Generates Significant Public Interest; Developer Clarifies Current Status and Vision

Elliott Development today officially announces Elliott Towers, a proposed 70-story, 740-foot mixed-use development that would become Tampa's tallest building. The project has generated substantial public attention following the filing of Federal Aviation Administration (FAA) documentation, prompting the developer to clarify the project's current status and long-term vision.

"We're excited about the overwhelming interest in Elliott Towers, even though this level of attention came earlier than we anticipated. We're in the pre-development phase of what we believe will be a landmark project for Tampa. We want to be completely transparent about where we are in the process and what comes next."

— Colton Elliott, Principal of Elliott Development

Current Project Status

Elliott Towers is in the earliest stages of development. The project team has filed for FAA airspace clearance for a 740-foot structure at 815 North Franklin Street in downtown Tampa. This filing is a standard but significant step for any building over 200 feet, requiring detailed engineering submissions and federal review. The FAA determination is currently pending.

Elliott Development is actively engaged in site acquisition discussions with the current property owner. The development team is also advancing architectural design work, engaging with engineering consultants, and building relationships with potential capital partners and institutional investors.

"Major developments of this scale follow a rigorous, multi-year process. We're following the same path that every significant tower in America has followed: feasibility studies, regulatory approvals, design development, financing, and eventually construction. We're committed to doing this right, which means being thoughtful and methodical at each stage."

— Colton Elliott

Project Vision

Elliott Towers is envisioned as a vertical mixed-use destination combining luxury residential condominiums, hotel-condo units, Class A office space, ground-floor retail and dining, structured parking, and resort-style amenities. The building would occupy a full city block along North Franklin Street, steps from Tampa's Riverwalk, the Tampa Convention Center, and Amalie Arena.

Design and Visualization

The imagery circulating on social media represents early conceptual visualization created with AI tools during the initial design exploration phase. These images were intended to communicate the general design direction and scale, not to serve as final architectural renderings.

"We recognize that the concept imagery didn't meet the standard people expect for a project of this significance. We're now working with professional architects and visualization specialists to develop accurate, polished renderings that properly represent what we're building. As this work progresses, we'll share refined imagery that does justice to the vision."

— Colton Elliott

The design takes inspiration from Art Deco heritage while embracing contemporary materials and proportions suited to Tampa's coastal context. The building will feature a tapered crown, floor-to-ceiling glass, and premium finishes including travertine, bronze metalwork, and warm wood tones.

Why Tampa

Tampa is one of the fastest-growing metropolitan areas in the United States. The city's population increased nearly 20 percent between 2010 and 2020, more than double the national average. Tampa International Airport continues to expand with new routes and terminals. Major employers are relocating to the region. Downtown is undergoing transformation with developments like Water Street Tampa and Midtown adding thousands of residential units and millions of square feet of commercial space.

"Despite this growth, Tampa has relatively few iconic, skyline-defining buildings compared to peer cities. Elliott Towers is designed to fill that gap—a true landmark development that reflects Tampa's emergence as a major American city."

Timeline and Next Steps

Elliott Development is targeting the following milestones:

2025
Complete FAA review process, finalize site acquisition, advance design development
2026
Secure necessary local permits and approvals, finalize capital structure, begin pre-sales
2027–2028
Financial close and groundbreaking
2031–2032

"These are target dates, not promises. Development timelines are subject to market conditions, regulatory processes, and capital markets. What we can commit to is transparency, rigorous execution, and delivering a project that Tampa deserves."
